This exempt position reports to the Director or VP of Field Operations
The person in this position coordinates, organizes, reports on, and manages all aspects of a project to completion, within budget and scope, works with customers, estimators, and teams that include project site superintendents, journeymen, apprentices, contractors, and laborers through multiple concurrent project cycles
The successful Project Manager is highly skilled in being a liaison between customers, estimators, and teams working the project to provide the highest levels of communication, safety, preplanning, productivity, quality, timeliness, and efficiency in the competitive construction market, while incorporating company Vision, Mission and, Core Values
Review contracts with estimators, provide input on the Schedule of Values (SOV) structure and amounts; provide useful feedback to estimators to help perfect processes and accuracy
Review subcontractor bids/quotes and issue subcontracts; communicate subcontractor information to project site superintendent and accounting; review the subcontractor billing for accuracy and approve payment through accounting
Review Architectural Supplemental Information (ASI), Request for Information (RFI), Pricing
Request (PR), and Request for Quote (RFQ) for scope changes; gather labor/material takeoffs from the field, as well as any applicable pricing from subcontractors/suppliers, and provide pricing to the customer within the contractually required time frame; provide resulting submittal data for scope changes to the field and customer; review all change orders in accounting software (VISTA)
Ensure suppliers update their fixture/equipment quotes to match any scope changes; provide the latest quotes to purchasing; ensure accounting is aware of any subcontractor change orders or scope changes
Negotiate back charges, damage claims, disputed change orders, and/or contract settlement amounts with the customer and UMC's subcontractors; consult with the Field Operations Manager and UMC Ownership in this situation
Organize all documents including bids, quotes, billing documents, contract documents, change order requests, change orders, plans and specifications, ASI's, RFI's, and submittals in an orderly fashion that others can understand; provide job site superintendents with all documentation required for a successful project
Gather monthly billing information from job site superintendents; submit billing markups to accounting; then review and approve completed billing to be forwarded to the customer
Gather Operations and Maintenance (O&M) data and special warranties from suppliers compile O&M Manual, Warranty Letters, and any other closeout documentation; work with job site superintendents to ensure as builts are updated throughout the project and provided to customers
Attend all required meetings to include handoff, closeout, field, management, productivity, continuous improvement, customer, and subcontractor
Communicate promptly with estimators, field, and customers; ensure all important communications are in writing, i.e., email, text, etc.; to calls and written notices quickly and appropriately; maintain all communications in an orderly fashion
Ensure reports are accurate, timely, and routed appropriately to include: Backlog, monthly billing, and others as needed
Provide continuous support to the job site superintendent and field to include: labor requirements; inspecting projects; technical issues; lead times; reporting; RFI assistance; preplanning; setting goals for safety, productivity, and other expectations
Ensure project whiteboards are properly updated with productivity metrics
Ensure time is approved daily
Ensure job site superintendents treat all employees with respect and dignity and incorporate Air Comfort's Vision, Mission, and Core Values when interacting with employees and others on the job
Responsible for personnel actions, including interviews, hiring, orientation, biannual performance reviews, promotions, pay reviews, disciplinary actions, terminations, and layoffs
Ensure human resources is consulted, and personnel actions are coordinated with HR as far in advance as possible
HR will conduct exit interviews for employees who voluntarily leave the company
Ensure time is allotted for phone calls, emails, and paperwork
Perform any other duties or tasks that may be assigned
Mitigate these hazards or stop work until conditions improve when applicable

JOB REQUIREMENTS – HVAC Foreman

Possess the skills, knowledge, and craftsmanship to complete most types of commercial or residential projects including new construction, tenant finish, and remodel in a professional manner while staying within the budget.
Willing and able to share and contribute to the knowledge of the Apprentices and Journeymen.
Must be able to read and interpret blueprints as well as specifications and submittals accurately. When reading blueprints, you must be able to set/mount equipment, rough-in and trim duct systems, ‘B’-type and PVC venting, piping, low voltage and control wiring for units, set all units and fans, ERV’s, dampers, actuators, furnaces, fan coils, heat pumps, condensers, and have a working knowledge of mechanical code.
Should have knowledge of basic HVAC systems layout and duct design.
Be able to read and interpret product installation, engineering, and owner’s manual prior to equipment installation.
Must be able to turn in accurate duct make-up as well as material lists to the shop in a timely manner.
Delegate work accordingly to the Journeymen and Apprentices, as well as manage work hours efficiently.
Must oversee and ensure that all safety rules are being followed at all times.
Must be able to complete accurately and turn in daily reports in a timely manner.
All employees are accountable for safety and health, and are permitted to stop work if an unsafe condition is present. Employees should immediately notify their supervisor so that the potential hazard may be contained or corrected.
Work outdoors or indoors with dusty, noisy, and hazardous materials.
Work in high elevated places, tight spaces, confined areas, and other adverse locations. Climb, balance, squat, kneel, and crouch.
Willing to work in all types of weather year-round.

Supervises daily media ingest, processing, preparation, and distribution activities for live and non-live content.

Oversees the configuration, testing, and troubleshooting of all distribution systems to ensure maximum reliability
Supports Business Continuity and Disaster Recovery teams
