- Strong mechanical maintenance experience.
- Experience maintaining commercial building HVAC, plumbing, and electrical systems.
- Ability to perform preventive maintenance and repairs on building equipment.
- Working knowledge of:

- Strong computer proficiency including:
- Microsoft Office
- Work order management systems (Building Engines or similar)
- Ability to read and interpret mechanical, electrical, plumbing (MEP), and architectural drawings.
- Knowledge of energy conservation strategies and HVAC scheduling.
- Ability to troubleshoot comfort issues using temperature, humidity, and airflow measurements.
- Strong communication and customer service skills.
- Ability to work independently while maintaining detailed maintenance documentation.
Requirements:
- Perform maintenance and repairs on HVAC, plumbing, electrical, and building mechanical systems.
- Maintain mechanical rooms, electrical rooms, and building common areas.
- Perform plumbing repairs including faucets, flush valves, drains, traps, soldering, and compression fittings.
- Replace lighting fixtures, ballasts, relays, filters, and other building components.
- Inspect, clean, and maintain air handling equipment, reheat coils, heat exchangers, and related HVAC equipment.
- Perform preventive maintenance on AHUs, RTUs, Heat Pumps, VAVs, FCUs, TFUs, and air intake systems.
- Utilize BAS/DDC systems to monitor schedules and maximize energy efficiency.
- Maintain work orders, equipment history, and maintenance records within Building Engines.
- Coordinate procurement of maintenance parts, supplies, and equipment.
- Support Lockout/Tagout (LOTO) procedures and facility safety programs.
- Maintain compliance with all federal, state, local, and site-specific codes and regulations.
- Provide outstanding customer service to tenants, vendors, and building staff.
Nice-to-Have Skills, Experience, and Education:
- Formal training on Building Automation Systems (BAS/DDC).
- Experience with Building Engines work order management software.
- Commercial office building maintenance experience.
- Energy management and utility conservation experience.
- Experience performing:
- Door hardware repairs
- Battery backup lighting inspections
- Lighting relay replacement
- HVAC comfort calls
- Preventive maintenance scheduling
- Inventory management and purchasing experience.
- Experience supervising contractors or junior maintenance personnel.
- Military backgrounds including:
- Navy Engineman (EN)
- Navy Machinist's Mate (MM)
- Navy Electrician's Mate (EM)
- Army 91C Utilities Equipment Repairer
- Army 12K Plumber
- Air Force HVAC/R (3E1X1)
- Air Force Electrical Systems (3E0X1)
- Marine Corps Utilities or Facilities Maintenance specialties
