Description
As an Operating Engineer, you will be responsible for the operation, maintenance, troubleshooting, and reliability of mechanical, electrical, plumbing, and other critical building systems supporting an approximately 500,000-square-foot commercial property. This position combines hands-on facilities maintenance with customer service, construction support, preventive maintenance, emergency response, and building operations.
The successful candidate will have strong mechanical and electrical aptitude, 3–5 years of related facilities experience, and hands-on knowledge of commercial building systems. You will work closely with Property Management, Construction, customers, vendors, and other engineering personnel to maintain reliable building operations and provide a high level of customer service.
Must-Have Skills, Experience, and Education:
- High school diploma or GED
- 3–5 years of related commercial facilities, building engineering, or building maintenance experience
- Strong mechanical and electrical aptitude
- Experience operating, maintaining, and troubleshooting commercial building systems
- Experience with mechanical systems and equipment
- Experience with electrical systems, electrical gear, and related building equipment
- Experience with plumbing fixtures and plumbing systems
- Working knowledge of DDC and/or pneumatic controls
- Experience with general building repairs and maintenance, including lighting, ceilings, doors, hardware, flooring, roofing, garages, or parking areas
- Ability to perform routine inspections and identify building-system maintenance or repair needs
- Ability to respond to equipment failures, building emergencies, and other operational issues
- Ability to participate in an on-call rotation and respond remotely or onsite as required
- Ability to work overtime and after-hours when required
- Ability to maintain accurate departmental records and maintenance documentation
- Ability to read and review construction documentation related to building systems and tenant improvements
- Ability to support system checks and inspections before, during, and after construction projects
- Strong troubleshooting and problem-solving skills
- Strong customer-service and communication skills
- Ability to manage multiple priorities in a rapidly changing environment
- General computer proficiency, including Microsoft Outlook, Word, and Excel
- Reliable transportation and ability to travel between properties within the market as required
- Ability to lift and/or move 50–100 pounds
- Ability to stand, walk, climb, kneel, crouch, crawl, reach, and perform other physical activities required for facilities maintenance
